    We select top properties

    Our research analysts & institutional partners use our proprietary underwriting to determine which properties have the most upside.

    We purchase the property

    Our acquisitions team negotiates a fair price, seller paid-for repairs, loan terms, and places the property under contract (with the buyer being an LLC).

  3. 3

    We fractionalize the property

    We form an LLC with the State and proceed to fractionalize the ownership in the LLC allowing anyone to invest.

  4. 4.1

    We hold the property for 3-10 years

    In pro rata to your ownership, receive monthly dividends, yearly tax benefits, governance rights, and proceeds from the sale.

  5. 4.2

    Sell your shares on the trading market*

    You have the option to sell your shares on the secondary market at fair market value, which we calculate every month through 3rd party appraisal level data. *Coming soon

Investment Process

Mogul, a leading real estate investment platform, specializes in offering unique single family rentals with strong rental income and appreciation upside. We analyze nationwide, proprietary data focused on population growth, population shifts, and employment to hone in on the best markets. After gaining conviction on target markets, we tailor a "buy box" for each location focused on high price-to-rent dislocation and attractive fundamentals, ensuring we target single-family real estate with the best potential.

Sending out our monthly buy box to our network of inventory partners, they provide us with 1,000's of properties both on and off market. Focusing on the top risk-adjusted returns, we approach the sellers to gain qualitative data and inspect the property. After gathering all data, we scrutinize the final properties through an internal investment committee comprised of individuals with decades and billions worth of experience. If the property passes our stringent thresholds, we close on the property.

Mogul practices fractional investing real estate, allowing investors to participate in the ownership of properties with a one-time 5% platform fee in the initial capitalization of the property. Because it is in the initial capital structure, it does not mean an expense out of pocket, rather your ownership in the property is slightly diluted. We focus on strong properties with a 12% minimum projected IRR (or hurdle rate), and this is inclusive of any of the one-time fees. In the investment calculator of each property, you can utilize our underwriting across base-bull-bear case scenarios to see the potential returns.

Investment process. Each market feeds a sourced property. Those properties are offered by mogul. The investor receives rental income, appreciation, and tax benefits. The investor can sell shares, or the property matures or has a liquidity event and the property is sold. Both paths end with proceeds distributed.
